She serves as Executive Vice President of the Charlotte Region Commercial Board of REALTORS® (CRCBR) and Executive Director of NAIOP Charlotte, the commercial development association. A strong advocate for collaboration, Theresa believes the best industry representation comes from working toward shared goals.
She recognizes commercial real estate's pivotal role in shaping Charlotte into a thriving place to live and do business and that REBIC’s advocacy and resources fuel growth across all sectors. Dan Melvin, PE, serves as a Principal at LandDesign, where he oversees a team of consulting civil engineers specializing in land development projects of varying scales and complexities. With extensive experience in Charlotte, Dan possesses an in-depth understanding of the region’s infrastructure and regulatory challenges, enabling him to devise practical solutions tailored to his clients’ needs.
Dan’s ability to cultivate strong relationships with clients and regulatory authorities is key in advocating effectively for projects within the local development community. His involvement in public-private partnerships has provided him with valuable insights into the development process, enhancing his approach to project management and problem-solving.
Outside of LandDesign, Dan serves as the President of the NAIOP Charlotte Chapter, where he works to support the interests of commercial real estate developers and owners. He also serves as a development representative on the Charlotte Water Advisory Committee, providing insights and guidance on water infrastructure issues that influence both current and future developments.

Charlotte member Sean McMullan has been selected as a NAIOP Research Foundation Visionary.
The Research Foundation established the Visionaries program in 2017 to connect outstanding rising industry professionals with Research Foundation Governors who are experienced, well-respected industry leaders. The 2024 cohort of Visionaries will be inducted at NAIOP’s National Forums Symposium, May 8-10, in Minneapolis.

Another successful trip to DC for the NAIOP chapter leadership and legislative retreat. Delegates from all three NAIOP NC chapters spent the week learning about NAIOP’s 2024 strategic plan and then went to work on Capitol Hill today and advocated to our Representatives in Congress about the importance and impact of CRE and the need for pro-development policies such as Adaptive Reuse.
NAIOP Charlotte, the Commercial Real Estate Development Association, held its 2023 Annual Meeting: What the Future Holds on Tuesday, December 5, 2023, at The Terrace at Cedar Hill, where we elected the 2024 Board of Directors.
We awarded the 2023 Award of Excellence to Dale Stewart, PE, partner at LandDesign. Dale gives time and energy to NAIOP Charlotte and humbly serves others in the community without concern for recognition or compensation. He champions the commercial real estate industry on a national, state, and/or local level and passionately seeks to be a change agent, even in the face of diversity.
The meeting concluded with insights from The Differentiators’ Jim Blaine as he provided a pulse on what’s going on at the federal, state, and local landscape levels and the potential impacts in North Carolina and Charlotte.

A career in commercial real estate presents ample opportunities for problem-solving and creative approaches to complex challenges – a natural fit for Sagar Rathie, managing director, commercial office/mixed-use, Crescent Communities, and recipient of the 2022 Developing Leaders Award. His colleagues note his “uncanny ability to problem-solve,” long-term strategic thinking, strong market knowledge, and talent for bringing out the best in others as examples of his professional strengths.
Sagar Rathie joined Crescent Communities in 2016 and currently serves as managing director for the commercial division. He leads all aspects of the company’s office and mixed-use acquisitions and developments throughout the Southeast, with an active investment and pipeline development portfolio totaling 3.5 million square feet and representing $1.0 billion in capital deployed. He is responsible for sourcing, entitling, designing, financing, and executing on new and value-add commercial office and mixed-use developments across the Carolinas, Tennessee, Central Florida, Georgia, Texas and Arizona.
Rathie has extensive capital markets experience, having collectively raised nearly $3.0 billion in third-party equity and debt throughout his career. Previously, he was Crescent Communities’ director of corporate finance and investor relations, where he played an integral role in the company’s financial forecasting and planning efforts, assisted with the investment committee process, and led numerous strategic initiatives for the company. Prior to Crescent Communities, he was an investment banking senior associate with Piper Sandler and a manager at GlaxoSmithKline.

Dustin C. Read, Ph.D., J.D., has been named the NAIOP Research Foundation/Thomas J. Bisacquino Distinguished Fellow.
The position is endowed by the Thomas J. Bisacquino Honorary Fund, established by members of NAIOP to honor Bisacquino’s exemplary service to the association and the commercial real estate industry. Bisacquino retired in June 2022 after 33 years serving as NAIOP president and CEO.
“I’m exceptionally pleased to recognize Dustin with this fellowship,” said Jennifer LeFurgy, executive director of the NAIOP Research Foundation. “He is a longtime friend of NAIOP and has contributed his valuable expertise to the Foundation for several years. I’m confident we will all continue to benefit from his dedication, enthusiasm and leadership.”

There is no one path to commercial real estate development, but for Gregory Boler Jr., a recipient of the 2022 Developing Leaders Award, his career journey started with a mechanical engineering degree at Georgia State University. JLL’s Project and Development Services (PDS) Group interviewed Boler as part of an effort to recruit diverse entry-level talent in technical majors from historically black colleges and universities (HBCUs). He was one of four students selected and began his career working for JLL’s PDS Group in Atlanta.
“This was the only year that JLL’s PDS vertical recruited nationals at HBCUs, for which I’m grateful because I cannot imagine doing anything else,” Boler said.
Boler has a dozen years of experience in acquisitions, development, construction, leasing, asset management, and disposition. As managing director, of east region investments, Bridge Logistics Properties, his roles include sourcing and executing existing industrial acquisitions and new industrial developments. He currently manages several team members across the East Coast; his region stretches from Georgia to Pennsylvania and into New Jersey.

In the Spring issue of Development magazine, I shared some of my thoughts on our industry, my goals as chair, and what I see as NAIOP’s greatest member value. I had so much to share that I quickly ran out of room! So, I’m sharing an extended cut of our conversation with our Market Share blog readers. What are your goals as NAIOP Chair?
Our association is growing – surpassing new records at the end of 2022 – yet the membership structure is complex and can be challenging to explain to a new member. We need to simplify and streamline, making the structure easier to understand and removing any potential barriers for members. I’m pleased to share that a task force has been appointed to examine the structure.

So, I'm super excited about this coming year and working with all the volunteers and helping to guide the outcomes to a positive place.”
Snyder is president, west region, for Prologis, Inc. His career spans more than 30 years in industrial real estate, and he is responsible for all Prologis development, acquisitions and operations in key markets including the Inland Empire, Los Angeles, Seattle and the San Francisco Bay Area.
He has been a NAIOP member since 2004, has contributed as a member of the executive committee, and is a longtime member of NAIOP’s National Forums program. He is a member of the NAIOP Inland Empire and NAIOP SoCal chapters.
