Beginning October 6th, the City of Charlotte Commercial Zoning will no longer be conducting their review in Mecklenburg County’s Accela for R-TH projects. Instead, customers will need to submit a “Commercial Zoning Only Review” (CLTZR) application through the City of Charlotte’s Accela portal. The CLTZR carries a 3-business day gateway along with 5-business day review cycles and must be approved before a building permit can be issued. Any major changes to the permit documents after CLTZR approval may trigger additional City of Charlotte review. This change does not affect the existing Land Development Individual Residential Lot (LDIRL) permit process or requirements.
R-TH projects triggering Commercial Zoning review:
- Any attached dwelling with more than two units, and
- Any two-unit attached dwelling located on a lot that is shared with other residential buildings (a multi-dwelling development)

Rob’s Take: Since the adoption of Charlotte’s Unified Development Ordinance (UDO) a little over two years ago we’ve seen the implementation of a ton of procedural and other adjustments in process and regulation. Rob’s Take: So, if you did not join the other 947 voters who went to the polls during the first week and a half of early voting, now is your chance. By the way, we are the 14th largest city in the country with over 920,000 residents. Eight new sites have opened providing additional options for those seeking to exercise their constitutional right to vote their conscience. If you are eligible to vote in the Charlotte election, now is the time to do it. You never know what may distract you on election day, Tuesday, September 9th. Make your vote count in shaping our city’s future!
