FY26 CLT Development Center Updates: New Fees & Expedited Programs – Effective July 1

With the start of the City of Charlotte’s Fiscal Year 2026 (FY26) on July 1, please review the following important updates:

3. Commercial Zoning Fees for New Construction (Now Paidvia Accela)
Commercial zoning fees will now be assessed and paid directly to the City of Charlotte via the Accela review process—not via Mecklenburg County system.

Site Size:

  • Less than 0.5 Acres – FEE $800
  • 0.5 to 1 Acre – FEE $815
  • >1 to 5 Acres – FEE $830
  • >5 to 10 Acres – FEE $850
  • >10 to 15 Acres – FEE $870
  • Over 15 Acres – FEE $955

4. Commercial Zoning Fees Still Paid via Mecklenburg County for:
• Work on existing buildings (on schedule) and upfits (interior completion): $300
• CTAC small commercial FIFO (first in/first out) projects: $300
• RTAC/townhome reviews: $275
